First up, your price is fixed, and we mean it. The figure we quote is the figure you pay. We won't come back halfway through the build and surprise you with a variation, which is an extra charge added to your contract price, usually for something that wasn't clearly included from the start. If that's a new term, no stress, it's exactly the kind of thing we're happy to explain. It's also a good one to ask any builder you're comparing, so you know what's really covered before you sign.

And there's a lot covered. Everything you need to move in and live comes as standard, including plenty of things other builders treat as optional upgrades:

• Dishwasher and air conditioning
• Window barrier screens, fly screens and roller blinds
• Ceiling fans
• An extensive recessed LED lighting plan
• Multiple power points in every room
• TV and data points to the living areas and master bedroom

• Driveway, letterbox and TV aerial
• Exposed aggregate to the porch and driveway and covercrete alfresco

The two things we leave out on purpose are landscaping and fencing. How much you need depends entirely on the size of your block, and we don't think you should pay for more than you actually get. If you'd rather have them sorted, we'll package them up and include them in your fixed-price contract, so it's all locked in with no surprises.
